East Lancashire housing development plans set to for worldwide interest

Exclusive By Peter Magill, Chief reporter
EYE-catching designs for a new housing development on the border between Burnley and Pendle are set to attract worldwide interest.
Plans have been unveiled for the site of the former Brampton House, Colne Road, by London architects Linedota.
And while the designs have earned mixed reviews in East Lancashire, the plans will feature in a new book, Northern European Architecture, by Shanghai-based Rihan.
Linedota has drawn up a photomontage of the properties enclosed within the existing walled garden.
Last week, Burnley planners gave consent for the demolition of Brampton House itself and the construction of 18 homes, two of which will partly be in Pendle.
The development will include six mews houses, maisonettes, apartments and two eight-bedroom properties.
Some will have cinema rooms and roof terraces offering views of Pendle Hill.
Developers said the scheme will maintain the natural slope of the site to optimise the views.
Burnley Civic Society complained that it the proposals represented ‘over-development’ of the loca tion.
And 13 letters were sent by neighbours, claiming that the development would overshadow nearby properties.
But architect Christopher C Hill said the development would help to shift the focus in Burnley away from low house prices.
He added: “Such a vote of confidence in the town is really to the credit of the planners and councillors that have the vision to lead Burnley into a new era.
“Who knows, perhaps one day tourists from Shanghai might come to see the architecture of Burnley and the beautiful surrounding countryside.”
The book publisher, Rihan, is part of the Hong Kong International Cultural Company, a group which specialises in architectural analysis.

Colne Road Reedley is one of the most affluently sought areas within this so called highly deprived area of the country. Detached houses are far and few between and are being sold for in excess of £500k + There is one on the market down the road from here ridiculously overpriced at £750k although it would probably sell for around £500k. Is this the most deprived area of the country?
I aint that keen on this proposed development at Colne Road and no idea why it is set to receive worldwide interest. It does look like a 1960's concrete framed building
Young people are never going to get on the housing ladder in this current climate without a substantial deposit. These houses and developments are not meant for first time young people in case you hadnt noticed by the 8 bedrooms etc.
As for your comments about the "half built houses at the top end of railway st! Then the houses have been completed from the outside with the exception of the groundworks (which commenced yesterday and will be complete in the next few months) and the conservatories which will be fitted once the groundworks have been completed. They will then be completed internally and will be sold subject to people being able to get hold of mortgages etc
It is pointless spending money on developments if due to the current economic climate people are not going to get mortgages or people start vandalising newly built developments.
These houses will be completed and they will be sold.
In case you hadnt noticed there are partially completed housing developments up and down the country where development has stalled due to the state of our country etc.
If young people get shafted in one bed apartments then that is their choice - they dont have to buy them do they! No one is going to give them a 3 or 4 bed house etc for the same price as a one bed apartment - not even the council!

"These are not meant for 1st time buyers" - why not? It is fact that first time buyers are pretty much the only people in the market right now; those looking to upgrade to bigger/more expensive properties are few and far between; is there genuinely a market for such huge homes in an area where there is such deprivation? And even so, who on earth would spend c.£0.5m on a property that's just a stones throw from Brierfield - one of the roughest areas in the whole of Burnley and Pendle?
And just because approximately a year down the line some funding has finally been found to finish the other no-brain property development on Railway Street, Nelson, does not in any way shape or form mean that anyone will actually buy them - certainly not without significant amounts of time on the market or significant reductions in price or even shared ownership schemes to encourage first time buyers as they are indeed the main buyers in the market right now.
And your views on first time buyers really top the lot; are you saying that young people shouldn't actually ever buy a home? "no-one is going to give them a 3 or 4 bed home" no-one is asking them to! In pretty much every other area in the country right now, shared ownership schemes are in place/being introduced on standard average size 2 bedroom homes as it is important to the local economy to help young local people onto the property ladder, and to provide affordable local housing to said local young people. It is only in Burnley & Pendle where this is NOT happening.
Any young person that's grown up in Burnley and Pendle that's worked hard for an education and good qualifications and has a professional job without doubt will NOT be looking to buy their first home in this area!

Given the location, they will soon end up looking just as bad as the houses on Brougham Street so it's a total waste of money.
