PLANS to build 70 homes near Nelson Golf Course have been described as 'outrageous' by neighbours.

The proposals, submitted by Avalon Town Planning Ltd to Pendle Council, would see the houses built on Land at Little Toms Field, behind Moorside Avenue in Brierfield.

The proposed plans include 40 three-bedroom, 15 two-bedroom and 15 four-bedroom homes, with 200 car parking spaces.

Each house would be finished with brick, artificial stone and render with concrete roofs.

Within a planning document, Christine Richardson, from Waverley Close, who has lived in the area for more than 20 years, said she objected to the plans due to several issues.

She said: "Infilling on the land proposed should be considered very carefully as we have one access road which services 160 houses presently.

"Increased traffic generation along this access road would cause immense problems especially during the winter months.

"Highway safety would be comprised with the increased traffic.

"On a personal note, the proposed siting of this development is used by many residents for recreation and walking dogs.

"I personally feel it would be an outrageous decision if this building application gets approval.

"It would diminish the striking we have enjoyed for more than 20 years and it will devalue our properties.

"The loss of privacy and overshadowing with loss of light is also a major concern."

Cllr Naeem Hussain, who represents the area on the borough council, said: "The views of our residents is our first priority.

"This will attract a lot of attention being a large application and we will listen to residents concerns.

"I will be interested to hear what what people think about this and what our planning officers have to say."

Within a planning document, an applicant spokesman said there is little physical restraint and access already available for a proposed development

He said: "In terms of any effect on the character and appearance of the area, it is self apparent that the housing near to the site is modern and non descript.

"The housing layout proposed is an improvement in design terms over those.

"The site remains one in a highly sustainable and desirable location to meet the council's ever growing housing supply needs as set out in the adopted development plan.

"Brierfield is identified as a key service centre in the M65 corridor and as such there are available nearby services and amenities that can be readily accessed by the resident of this site."
