FIVE new industrial units to be built on land at Lincoln Park, Salthill Industrial Estate, Clitheroe, have been given the go-ahead by Ribble Valley Council planners.

Members of the planning committee heard from officers that the developers, Webb Properties, intended to build two blocks of units with a total floor space of 549 square metres.

Access to the site would be from the existing access which serves Ultraframe and the golf driving range.

The scheme allows for additional parking to enable the units to have sufficient parking space and cycle rack provision.

Nearby residents at Upbrooks were concerned about light and noise pollution, the need for trees to be protected, fears of possible flooding and concern about over-development of the industrial site.

However, officers pointed out that it would be wrong to refuse consent as the site was allocated for general and light industrial use and that there was existing permission given for such purposes.

It was noted, however, that adequate insulation conditions could be imposed to minimise any affect on adjacent residential amenity.

It was also decided that no development could commence until a scheme for the provision and implementation of a surface water regulation system has been approved by the planning authority, and specifications of materials to be used agreed.
