PLANS to build 36 houses in Earby are set to be approved on Tuesday.
Briery Homes Ltd wants to build on the former Wardle Storey site in Grove Street.
The company originally planned to put 48 houses and flats on the land, but the site is part of Earby Conservation Area and next to the Grade II* listed old grammar school, so the scheme has been reduced.
An unused two-storey building will be demolished to make way for the new houses, but other buildings on the site will be untouched.
The development will include terrace houses facing Earby Beck, with more terraces behind, and some semi-detached houses with gable roofs and mainly stone fronts. It will be accessed from Shuttleworth Street.
Pendle Borough Council received 15 objections to the original plans, but only one to the amended scheme.
If permission is granted the developers will be asked for £25,000 towards better public transport in Earby, £19,200 towards the council's brownfield site development fund, and £43,200 to improve open space or children's play areas. West Craven Committee will discuss the plans at Kelbrook village hall on October 5, at 7pm.
