BURY'S Waterfold Business Park is continuing to act as a magnet for incoming companies.

For Seddon Developments has announced the pre-sale of all its second and third phase units at the business park, close to junction two of the M66.

The news, which comes prior to practical completion, means that all accommodation at the high-specification office development has been purchased on a freehold basis by occupiers looking to invest in their property. More than 44,000 sq ft from the first two phases has been taken at the scheme, which has been built on a speculative basis.

In addition, all three units from the third phase have been pre-sold. Construction of this latest phase, being carried out by sister company G&J Seddon, should be completed in June.

Jamie Seddon, of Seddon Developments, said: "When we launched at Waterfold we were confident with the product, not only in the quality of build but also providing occupiers with the ability to purchase their property. The latest announcement justifies our belief.

"Unlike the residential market, commercial property can be placed within pension plans, allowing occupiers to use their business accommodation as an investment. This, along with the stamp duty exemption at Waterfold, combines to make a very attractive proposition for growing businesses."

Waterfold offers units ranging from 2,000 sq ft to 8,000 sq ft all available freehold or leasehold. Joint agents are the Manchester office of King Sturge and Nolan Redshaw of Bury.
