CONSTRUCTION is under way at a new commercial unit on Blackburn's Carl Fogarty Way.
Work on the Inceptum2 Management light industrial and trade counter development on the link road from the M65 Junction 6 into the town centre named after the local Super Bike legend and King of the Jungle is scheduled for completion later this year.
Designed by KPP Architects, the project comprises one flexible building with mezzanine floor options, that could be let as a whole or subdivided into smaller units to support trade counter use, or existing/start-up enterprises looking for a high-quality accessible location.
The move follows Dudleys Consulting Engineers has been appointed by Inceptum2 Management to help deliver the first phase of the 9,050 square foot development.
The firm originally provided feasibility advice on the project to support the planning application taking this through to tender packaging.
Dudleys, which has an office in Prestwich, is now working alongside main contractor C & AJ Marshall Builders Ltd to deliver the scheme.
Peter Dixon, director at Dudleys, said: “We are pleased to secure this first phase project for such an important site that is allocated for significant employment potential.
"The proactive attitude of the local authority growth and development team has been greatly valued and we look forward to building that relationship as we grow further in the North West.
“The ground conditions for this brownfield site are poor, located in an area known for ground gas generation.
"We have monitored ground gas works levels in consultation with the local authority environmental health department to prove that the risk was lower than initially anticipated and could readily be managed in a sustainable way without the needs for forced ventilation systems.
“The location of the site and the lack of access to existing drainage networks means that we have to undertake extensive consultation and dialogue with United Utilities, the local authority and Canal and Rivers Trust to consider numerous options for the disposal of surface and foul water discharge in the most efficient and sustainable manner.”
Mr Dixon said strong interest has been reported from potential occupiers and Inceptum2 Management was already looking at further investment opportunities in the area.
