Nothing quite gets competition flowing amongst friend and family like a game of Monopoly.

The classic board-game is well known for causing heated arguments with some – though, very occasionally, can be a good way to while away the hours on a boring Sunday.

More localised versions of the game are now available – and what if there was an East Lancashire version?

We’ve taken 22 of the most populated towns and villages in the region (plus Chorley as we were running low on big enough places) and compared average property prices with Rightmove over the last year, breaking them down into each of the coloured categories on the famous board.

The majority of sales in Nelson in the last year were terraced properties, selling for an average price of £89,873. Semi-detached properties sold for an average of £147,152, with detached properties fetching £216,222.

Overall, sold prices in Nelson over the last year were down six per cent on the previous year and seven per cent up on the 2020 peak of £99,405.

 

Church: £113,816

Properties in Church had an overall average price of £113,816 in the last year.

The majority of sales in Church were terraced properties, selling for an average price of £103,100. Detached properties sold for an average of £208,750, while semi-detached properties went for an average of £147,475.

Sold prices in Church were 12 per cent up on the previous year and 21 per cent up on the 2020 peak of £94,110.

Brierfield: £115,276

In Brierfield, the majority of sales in the last year were terraced properties, selling for an average price of £80,794. Semi-detached properties sold for an average of £154,362, while detached homes fetched £176,400.

Overall, sold prices in Brierfield over the last year were five per cent down on the previous year and similar to 2020’s peak of £115,358.

 

Oswaldtwistle: £127,307

Most of the sales in Oswaldtwistle during the last year were terraced houses, selling for an average price of £104,219, while semi-detached properties went for an average of £154,032. Detached properties went for an average of £242,071.

Sold prices in Oswaldtwistle over the last year were up four per cent on the previous year and 20 per cent up on the peak of £106,322.

 

Rishton: £127,968

The majority of sales in Rishton during the last year were terraced properties which sold for an average price of £89,192. Semi-detached properties sold for an average of £193,380, while detached houses went for £305,000.

Overall, sold prices in Rishton were down two per cent on the previous year and six per cent up on the 2015 peak of £120,805.

Clayton-le-Moors: £130,263

In Clayton-le-Moors, most of the sales in the last year were terraced properties which went for an average of £93,033, while semi-detached properties sold for an average of £183,500. Detached properties fetched an average price of £246,667.

Sold prices in Clayton-le-Moors over the last year were eight per cent down on the previous year and similar to the 2020 peak of £129,433.

 

Padiham: £131,483

The majority of sales in Padiham during the last year were terraced houses, selling for an average price of £100,971, while semi-detached houses went for an average of £187,781, and flats went for around £49,998.

Overall, sold prices in Padiham over the last year were similar to the previous year and five per cent down on the 2020 peak of £128,536.

 

Accrington: £137,755

Most sales in Accrington in the last year were terraced houses selling for an average of £104,826. Semi-detached properties sold for an average of £175,778 and detached properties fetched £255,179.

Overall, sold prices in Accrington over the last year were up six per cent on the previous year and 21 per cent up on the 2020 peak of £114,268.

In Barrowford, again most properties sold were terraced, fetching an average of £95,818. Semi-detached properties sold for an average of £212,564, while detached houses went for an average of £350,250.

Sold prices in Barrowford over the last year were 11 per cent down on the previous year and similar to the 2018 peak of £144,535.

 

Barnoldswick: £147,262

The majority of sales in Barnoldswick during the last year were terraced houses, selling for an average price of £130, 939, while semi-detached properties sold for an average of £178, 143. Detached properties averaged at £216,665.

 

Great Harwood: £151,064

Most sales in Great Harwood in the last year were terraced properties, selling for an average of £118,347. Semi-detached properties sold for an average of £202,650 and detached properties fetched £271,806.

Sold prices in Great Harwood over the last year were eight per cent down on the previous year and similar to the 2020 peak of £150,721.

Burnley: £153,258

The majority of sales in Burnley during the last year were terraced properties, selling for an average price of £100,528. Semi-detached properties sold for an average of £180,280 and detached properties fetched £310,100.

Overall, sold prices in Burnley over the last year were up 10 per cent on the previous year and 19 per cent up on the 2020 peak of £128,569.

 

Darwen: £153,948

Most sales in Darwen were terraced properties in the last year, selling for an average price of £114,226 while semi-detached houses went for an average of £177,002. Detached properties fetched £279,147.

Overall, sold prices in Darwen over the last year were similar to the previous year and one per cent down on the 2020 peak of £156,258.

 

Blackburn: £154,091

Most sales in Blackburn during the last year were terraced properties. Selling for an average of £106,300. Semi-detached properties sold for an average of £169,266, while detached properties went for around £287,881.

Sold prices in Blackburn over the last year were two per cent down on the previous year and two per cent up on the 2020 peak of £150,947.

Overall, sold prices in Colne over the last year were two per cent down on the previous year and 6 per cent up on the 2020 peak of £159,187.

 

Bacup: £170,516

Most sales in Bacup in the last year were, again, terraced houses, selling for an average price of £215,047. Semi-detached properties sold for an average of £189,250 while detached properties went for around £310,968.

Sold prices in Bacup over the last year were five per cent up on the previous year and 20 per cent up on 2020’s peak of £142,153.

 

Haslingden: £201,496

The majority of sales in Haslingden during the last year were terraced properties, selling for an average of £142,992. Detached properties sold for an average of £357,765 while semi-detached properties fetched £238,545.

Sold prices in Haslingden over the last year were two per cent up on the previous year and 15 per cent up on the 2020 peak of £174,566.

Sold prices in Chorley over the last year were four per cent up on the previous year and 10 per cent up on the 2020 peak of £198,537.

 

Clitheroe: £240,478

The majority of sales in Clitheroe over the last year were terraced houses, selling for an average prices of £163,770, while detached properties averaged at £386,532 and semi-detached houses fetched £244,150.

Sold prices in Clitheroe over the last year were up two per cent on the previous year and three per cent up on the 2020 peak of £233,665.

 

Longridge: £250,609

Most sales in Longridge in the last year were detached properties, selling for an average of £374,891. Terraced houses went for an average of £146,832 and semi-detached properties fetched £209,249.

Overall, sold prices in Longridge over the last year were similar to the previous year and nine per cent up on the 2020 peak of £229,430.

Rawtenstall: £252,751

Finally, the squares that no doubt cause the most family arguments and hotel pieces lost under the sideboard.

Most sales in Rawtenstall in the last year were terraced houses selling for an average of £163,415. Semi-detached properties sold for an average of £246,052 and detached properties fetched £547,464.

Overall, sold prices in Rawtenstall over the last year were 12 per cent up on the previous year and 31 per cent up on the 2020 peak of £192,847.

 

Chatburn: £350,975

Lastly, the majority of sales in Chatburn during the last year were semi-detached houses, selling for an average price of £452,500. Terraced properties went for an average of £249,450.

Overall, sold prices in Chatburn over the last year were up 90 per cent on the previous year and three per cent down on the 2013 peak of £363,222.
