Plans to turn some existing outbuildings close to a Grade II listed manor into holiday cottages have been withdrawn.

The proposals, lodged with Pendle Council at the end of October, included external alterations to windows, the installation of solar panels to the roof and the insertion of three roof lights at Spurn Clough Cottage in Greenhead Lane, Reedley.

The cluster of existing buildings sit in the grounds of the Grade II listed Greenhead Manor and are currently being used for domestic purposes.

The application, lodged by David Liversidge, from Reedley, was seeking permission to turn the buildings into a pair of two-bed cottages, with small rear gardens and parking to the front, with access from the existing entrance point on Greenhead Lane.

A pre-application enquiry was submitted to the council earlier this year seeking advice on the potential for holiday accommodation at the site.

While the scheme had evolved since the enquiry was originally made, the response received on the February 10 confirmed the site was considered a suitable location for new tourist facilities.

The pre-application advice issued by the council’s officers confirmed the following: “ In principle I believe this would be an acceptable location for tourist accommodation development given the pedestrian accessibility to Fence by, whilst it is further than would be acceptable for dwellings, users of tourist accommodation are likely to be more prepared to walk to nearby a greater distance.”

However, gas network Cadent raised a holding objection while they looked into the application in more detail, and Lancashire’ County Council’s Highways department expressed concerns about the development and asked for further information to be provided.

Amended plans were submitted at the end of November but the application was withdrawn completely on December 22.
