PLANS to build 56 homes in an area of Huncoat were given the thumbs-up by councillors, despite protests by nearby residents.

But councillors imposed a condition that applicants D and J Leitherd make a financial contribution towards a play area, preferably in the village.

Hyndburn planning committee agreed that the chief planning officer be given the powers to approve the proposal at Hillside Farm, South Street, subject to a list of conditions.

The site already had outline planning permission for housing development, but permission was being sought for the specific design of the development, as well as landscaping, siting, and the external appearance of the buildings.

Nearby residents submitted ten letters of objection and a petition of 69 signatures which raised issues such as privacy being invaded, the destruction of wildlife habitats, drainage, and an increase in traffic and noise.

Huncoat councillor Brendan Shiel said he, and other residents, were concerned green spaces in the village were disappearing and requested any money received as part of the Section 106 Agreement go to Huncoat for a play area.

Andrew Kirby, for the applicants, said: "We have worked hard with the officers of the council to achieve a satisfactory layout and to address the concerns, particularly to do with them overlooking other houses."

The development will include detached, semi-detached and terraced homes.

The size of the row of houses nearest to Burnley Road has been reduced to reduce the impact on existing houses.
