OUTLINE permission to build nine detached houses in the grounds of Marsden Cottage could be approved, despite concerns from the town council.

Permission was granted for nine detached houses in the disused quarry at the end of Heather Close, Brierfield, following a members' site visit in March.

Now an application has been submitted by Chattan Developments Ltd to continue the estate road approved for that development into the extensive grounds of Marsden Cottage.

The company intends to develop this land, also a former quarry, with a further nine houses similar to those approved at the end of Heather Close. Pendle planners have recommended that the proposals be approved subject to conditions but the town council has reservations.

Hugh Williams, chairman of Brierfield's planning committee, said: "We told the council that we could see difficulties surrounding the traffic access and it would be too busy having so many people coming out of that particular close.

"We also have concerns over the different levels of land and the drainage problems. When we were asked about the first lot of houses in the quarry, we had doubts about the drainage system.

"These houses are in addition to the original ones and we thought those would make a very congested and difficult form of access and add to the problems of water and drainage. The levels of land are steep from Heather Close into the quarry.

"We have made these points to the borough planning committee and they will look at our local experience and knowledge. In the end they may think our concerns are not as serious."

The development complies with Pendle's local policies and the applicant has been asked to provide a full tree survey to show what would be affected.
