A BUSINESSMAN could bring the house down on expensive high street solicitors after launching a dot.com company to significantly undercut their property transaction fees.

Enterprising Gary Silver aims to provide the country's cheapest on-line conveyancing service and to allow house buyers and sellers to cash in on genuine savings.

His cheapcheapconveyancing.co.uk internet business has teamed up with a panel of half a dozen solicitors to offer a range of cost-cutting property services.

"By clicking on our website, we can immediately tell people who are selling their homes how much it will cost for the conveyancing," he says. "We have done a lot of research. If selling a property which is valued under £300,000, the fee is £249 plus VAT and £8 disbursement charge. High street prices can range from around £400 to £850.

"We provide conveyancing so cheaply as we have negotiated fees with a number of specialist conveyancing solicitors.

"As we supply conveyancing instructions in large volume through our network, we can pass on our considerable cost savings direct. The solicitors we use are regulated by the Law Society."

Cheapcheap offers a range of services to benefit those buying and selling homes and those who wish to remortgage their house. And the web site is certain to emerge as a rival to high street solicitors.

Gary (40), of Whitefield, added: "Reading newspapers and talking to people, it would seem that some other solicitors can overcharge for these services and can get away with it. But I don't have any fancy offices, nor do I run an expensive car. My philosophy is to offer a good service and pass on the savings to other people.

"Unlike some competitors, neither we nor our solicitors quote a base fee then add supplements. All these prices are fixed, except for the disbursements which are standard across the industry."

Those logging on to the easy-to-follow web site are given instructions on how to source quotes for certain property transactions before filling in the necessary forms on-line.

"Once they have completed the details, we pass these on to the best equipped solicitor to handle the inquiry," continued Gary.

So, how does his company make their fee? He explained: "No money is ever paid by people when using our service. We receive a nominal fee from the solicitor that we employ to carry out the conveyancing as regulated by the Solicitor's Introduction & Referral Code 1990. This is paid to us once the transaction is completed.

"We have aimed to keep this site as simple as possible. All conveyancing fees are fixed and there are no hidden extras, apart from the obligatory disbursements."

Gary is harnessing the benefits of running an on-line business after a decade working as a landlord and letting agent.

"The good thing is that the site runs itself. Now it's set up, it's just a matter of promoting it and doing the marketing."
