Plans for a major new development of up to 1,300 homes near Carnforth have been unveiled.
The proposals cover around 200 acres of land to the south-east of the town, between the Lancaster Canal and Back Lane.
The scheme is being brought forward by MADE Partnership, a collaboration between Homes England, Barratt Redrow and Lloyds Banking Group.
As well as new homes, the plans include employment land, new and improved sports facilities and significant investment in green infrastructure.
The development is being promoted through Lancaster City Council's emerging Local Plan process.
MADE Partnership said the proposals have been informed by technical work and discussions with local stakeholders, including Carnforth Town Council and Carnforth Rangers Football Club.
Kate McClean, head of planning at MADE Partnership, said the development could help address some of the challenges facing Carnforth.
She said: "Carnforth is a town with enormous potential.
"Our vision recognises its strengths whilst responding to some of the challenges facing the area, including housing affordability, population change and the need to support the vitality of the town centre and long-term economic growth.
"This is about much more than new homes.
"We want to create a sustainable, landscape-led neighbourhood that supports local jobs, provides high-quality green spaces, strengthens community facilities and delivers homes for people at every stage of life."
The proposals aim to create a mixed community with homes for families, younger people, first-time buyers and older residents, alongside space for businesses and new jobs.
The plans also include improvements and potential expansion opportunities for Carnforth Rangers Football Club, together with enhanced sports facilities.
A substantial ecological corridor is proposed, while new walking and cycling routes would link the development with existing parts of Carnforth.
Stephen Kinsella, managing director of MADE Partnership, said the proposals represented an opportunity for sustainable growth.
He said: "Our vision for Carnforth reflects the principles that sit at the heart of everything we do as a master developer, bringing together homes, jobs, nature, community infrastructure and long-term stewardship.
"Working alongside local stakeholders, we have developed a vision that aims to build on Carnforth's unique character whilst helping to meet the needs of a growing district.
"We are still at an early stage, however, and we want to work with local people and organisations to shape the vision together over the coming months and years."
Carnforth Town Council said it welcomed the opportunity to explore proposals which could bring new homes, jobs, transport improvements and environmental enhancements to the town.
A spokesperson said growth would need to be carefully planned and should respect Carnforth's character and identity.
They said: "The principles and aspirations set out in the Carnforth Neighbourhood Plan provide a strong foundation for shaping future development, ensuring that growth reflects local priorities while safeguarding the qualities that residents value most.
"This is the start of what is likely to be a long conversation, and we look forward to seeing how the proposals develop over time.
"We are committed to ensuring that local residents' views are listened to and remain central to the discussion throughout the process."
The proposed site already has links to local schools, shops, healthcare and public transport, while Carnforth railway station is also nearby.
The developers say sustainability will be central to the scheme, with plans to increase biodiversity, provide new green spaces and encourage sustainable methods of transport.
MADE Partnership said the proposals are at an early stage and that there will be further opportunities for local people and organisations to have their say.
