A bid to turn a holiday let near Langho into a permanent home has been lodged with Ribble Valley planners.

A Mr and Mrs Brelsford have applied for permission to lift a holiday‑use condition on Dewhurst House, at Dewhurst Farm, off Longsight Road, so it can be used as an unrestricted family dwelling.

The detached property sits next to a row of other holiday cottages close to Dewhurst Farm, on an access road off the A59.

A planning support statement says the house is tied to holiday use under an existing consent and has been run as a let for several years.

However, the owners argue the business is no longer viable and that the most "sensible" alternative is to allow it to be occupied as a normal home, with no physical changes proposed to the building or its garden.

The document notes the property sits beside a cluster of other developments, including Kemple View Priory Hospital, Langho Football Sports and Social Club, Conkers Nursery, the Sanctuary of Healing, Longsight Plant Nursery, and about 100 houses on The Rydings, The Dales, and Dewhurst Road.

It says all of these are reached from the A59 and together form a "mass of built development" even though they fall outside a defined settlement boundary.

The statement points out there is a bus stop at the end of the access track, at Copster Green/Dewhurst Farm, served by the 25, 280, 458, and 623 services linking to Clitheroe, Blackburn, Preston, and local schools.

The lane itself is also a public footpath, giving links into the wider rights‑of‑way network and nearby villages.

Agents JWPC say an earlier bid in 2024 to remove the holiday condition was refused on the grounds the site lay in open countryside and did not meet local policy exceptions.

Since then, they say, the council’s lack of a five‑year housing land supply and fresh evidence on the holiday let’s finances and marketing should weigh in favour of approval.

The property has been on the market as a holiday let since October 2024 with no offers, despite being sent to around 1,000 potential buyers and drawing just one viewing, according to the planning statement.

Financial figures, submitted but not made public, are said to show three years of losses, which the applicants partly blame on competition from four newer holiday lets built next door.
