Guide garage row behind flats is set to be extended

A proposal for two new ones off School Lane in Guide was proposed by a Mr Patel.

Blackburn with Darwen Council has granted planning permission for the scheme.

A planning officer’s report recommending approval with three conditions says: “The application site relates to the School Lane Garage site located just off School Lane to the north.

“Two new garage plots are proposed along the eastern side of the site, which will be located to the rear of flats 4 to 7 in the Old School House.

“The two new garages are proposed, which will follow an existing row of garages located off School Lane.

“The garages will be located to the rear of flats 4 to 7 in the Old School House.

“The garages will feature a mono-pitch roof and will measure 2.1 metres to the ridge at the rear and 2.5 metres to the ridge at the front.

“The proposed 2.1 metres height at the rear is not considered to cause any amenity concerns for the occupiers of the flats due to existing tall boundary treatments.

“Furthermore, the garages will be very similar to those already existing at the site.

“As the garages are located in close proximity to residential properties, a condition is to be imposed to ensure the proposal is solely used for domestic purposes and parking to protect the amenity of the area from any noise and disturbance from potential commercial activities.

“Concrete sectional panels will be bolted together for the garage walls, and a corrugated aluminium roof used, along with an up-and-over garage door.

“The proposed design is very typical of garages found across the borough on garage sites, as well as those existing at the School Lane site.

“They may also be used for domestic storage purposes.”
