A plan to knock down an old bungalow in Ribchester and build a new family home in its place has been given the green light.

Ribble Valley Borough Council has approved an application from Mr D. O’Meara to demolish Dale Hey Bungalow in Preston Road and put up a new detached house with four or five bedrooms.

The 1930s bungalow will be replaced by a modern home built in similar materials to others in the area, using brick and stone with a slate roof.

A new entrance and driveway will be created on the south-east side of the property, with stone walls and gates planned at the access point.

According to the plans, the new house will sit in roughly the same position as the existing building, keeping a similar layout and garden area.

The site lies just outside Ribchester village and is not in an area at risk of flooding or protected for wildlife or minerals.

The council’s decision includes a number of conditions. The roadside hedge on Preston Road will need to be trimmed to improve visibility for drivers, and bird, bat and hedgehog boxes must be installed to support local wildlife.

Drainage systems for rainwater and waste will also need to be properly designed and completed before anyone can move in.

The owners now have up to three years to submit final designs before building can begin.
