Plans for permission in principle to build six new homes at the back of a large house have been submitted to the council.

Daryll Barnes of Manchester Road, Barnoldswick has applied for permission in principle to build six new homes at the rear of High Lea, Manchester Road, close to Hodge Lane. 

A planning statement submitted to Pendle Council reads: “This is an application for six new dwellings at the address stated above via the permission in principle process.

“This is stage one of the process and will be considering location; land use; and the amount of development as part of the PIP application.

“Access would be covered as part of stage two of the PIP process when technical details are covered.

“It has been checked and a 43m visibility splay could be achieved in both directions onto Manchester Road.

“The existing property has a large frontage onto Manchester Road, this would allow the existing entrance to be altered to achieve the visibility splay.

“The entrance could also be widened to allow two vehicles to pass within the access entrance at 90 degrees.

“All perimeter walls along the roadside would be moved back from the road edge and built to a low level below car window height.

“This would increase inter-visibility between vehicles, pedestrians and other road uses would be enhanced in the area.

The addition of six dwellings to the overall site would represent a low density on the remainder of the site which is 1.1 acre.

“This would allow and abundance of space to create generously sized gardens and external amenity space.

“This along with sympathetic design with renewable technologies would create a picturesque, sustainable small development.

“The benefits of this proposal near a key service centre represent a sustainable development for the area and merit an approval.”

No details about the size of the houses or how many bedrooms they would have, the design or how much space will be given over for parking has been submitted at this stage.
