A PIECE of vacant land on Blackburn's Roman Road has been earmarked for a new job-creating commercial unit.

Ciceley Commercials Limited wants to construct the industrial building including offices to meet local demand.

It would be on 'brownfield' previous developed land which already has approval for vehicle storage.

The company has now applied for planning permission for its new scheme.

A supporting statement with the application says: "The site located on Roman Road is currently a vacant brown field site with associated industrial uses to the north, east and west.

"To the south is a residential dwelling which is not reflective of the surrounding site context.

"The site is generally flat and provides a good opportunity for a positive development to support the industrial area.

"To the west is a natural banking down to a commercial unit with Roman Road to the east of the site.

" The site has a current approval for use for vehicle storage together with erection of security fencing and six lighting / CCTV columns.

"This proposal seeks to construct a new industrial unit on the site which will consist of a 200 square metre office space along with an industrial space split into two.

"The site is currently vacant and provides an opportunity to enhance the commercial sector within the area through this scheme of this new unit.

"The the proposal which forms the basis of this full planning application has been designed to meet local demand for commercial units within the area and borough providing employment and economic opportunities, whilst also developing a brown field site.

"The design has been fully considered to meet the local vernacular and provide a modern industrial unit which will integrate well into the surrounding area whilst providing a productive and modern space and aesthetic.

"The proposal will provide a new high quality space in order to meet the applicants and local demand in the location.

"The site will be accessed via the existing point to the north from a private road onto a new yard for manoeuvring, parking and building access.

"The external materials proposed are a combination of engineering brick, Kingspan Quadcore Wall Panel, aluminium curtain walling and black cladding.

"The roof will be an insulated panel set behind a parapet eaves detail and be installed with solar panels."
