Nine new homes could be built on vacant land close to a pub if permission is granted by the council.

Stuart Maclean from William Boyle Luxury Homes applied to Hyndburn Council for permission in principle to build up to nine new homes on land adjacent to Back Lane in Baxenden.

The site is urban wasteland formerly used as a children’s play area.

A planning statement submitted alongside the application form reads: “The reuse of a parcel of land within the settlement boundary and delivery of more efficient use of land to accommodate family homes in the short-term and assist with the nominal and appropriate level of future housing in a sustainable growth area; thus, as a matter of ‘principle’ that permission in principle should be granted.

“In addition, it is worthy of note that the site has the ability to potentially create various economic benefits for the local community and surrounding area. These benefits would arise as both a direct and indirect result of the development of the site.

“The applicant considers the site is most appropriate for residential redevelopment as it benefits from being located in such a sustainable area based upon its accessibility to reach day to day facilities which are accessible by walking, cycling and by public transport.

“The development will be delivered along with the relevant associated infrastructure, such as safe access, private amenity gardens, cycle storage and residential waste storage areas.”

A permission in principle will be made by the planning committee in due course.
