A PLANNING application has been submitted to the council seeking permission to build six new houses with gated access on vacant land, along with a new car park.

Mark Yates, of Mark Yates Projects Ltd, lodged the application with Pendle Borough Council this week, wanting to build the homes on land adjacent to Hollin Hall, south of Trawden. 

A planning statement submitted with the application said the existing site is currently part of a larger agricultural field used for stock grazing, and lies immediately next to existing residential development within the Hollin Hall area of Trawden village.

As part of the local and neighbourhood plan, the site had already been allocated for housing, and the front of the site, which backs onto Lanehouse will be used for a new car park with 27 spaces which will require the creation of a new access point, if approved.

Twelve of the spaces would be given over to the new homes, with 15 being available for the community to use.

The planning statement reads: "The proposal creates an exciting development which meets the criteria of the allocation integrated with the site characteristics and surrounding area.

"The design driven by these parameters to provide six semi-detached dwellings.

"Various design options have been considered as to how to integrate the proposal sympathetically with the steep topography along with the car park allocation.

"In line with the allocation, the immediate space fronting Lanehouse will be formed by the car park and access with the proposal set into the site utilising the topography.

"This provides a central manoeuvring space for the units and parking with sufficient landscaping to soften the hard landscaping.

"The proposed dwellings will be split level owing to the topography of the site, with an integral carport, entrance hallway and WC at lower ground floor.

"The ground floor would provide the primary living accommodation with access to rear garden spaces, alongside a family bathroom and a bedroom.

"The first floor is occupied by two en-suite bedrooms constructed within the roofspace."

Each property would also have a large garden space to the rear and off-road parking.

The statement went on to state: "The applicant attended the most recent meeting of Trawden Forest Parish Council (April 4, 2022) to present the draft scheme and discuss future arrangements.

"The proposals were well received by those in attendance and as per the minutes of the meeting.

"The scheme has been designed to sensitively reflect and adhere to the site allocation as well as the surrounding context within the village setting.

"The proposal provides six new high quality designed dwellings to meet local demand in a sustainable location close."

A decision on the plans will be made in due course and residents are asked to provide their comments on the proposals by no later than June 24.
