A VACANT former estate agent's premises is set to be turned into a job-creating hot food takeaway.

Burnley Council has granted planning permission for the change of use of the building on Briercliffe Road.

Documents submitted with the application, which includes some interior seating, say: "The application site is situated approximately 1 1⁄4 miles north of Burnley town centre.

"The landlord responsible for marketing the site has confirmed it was previously occupied by a letting agency and has now been vacant for several years.

"The property comprises of two units housed within a stone-built mid-terrace building of under a pitched slate roof with office spaces on the ground floor and living areas on the first floor.

"The proposal is for two elements within the building structure: change of use from display or retail sale of goods other than hot foods to cafes and restaurants including flue and changes to internal layout.

"The existing property ceased to carry on as it was intended as office/ letting space as elsewhere was more convenient for the previous users.

"The new occupiers would like to adapt the building to help with regeneration and to help bring employment in the area.

"The front elevation of the building will have no changes other than a new signage with the branding name on existing fascia. The applicant has vision for future changes to be made to improve the visual appearance of the property.

"The proposed design is sympathetic and care has been taken to minimise any visual impact on the main street scene.

"The upstairs area remains as current with no change.

"The opening hours proposed are Sundays to Thursday 4pm to12am and Fridays to Saturday 2pm to 2am."
