A SUBURBAN village near a motorway junction could get another new housing estate.

School Lane JV Limited has applied for planning permission to build 14 homes near Guide on the outskirts of Blackburn.

The 'Baron Mews' proposal would incorporate a new access onto School Lane leading to the M65's Junction Four.

The application to Blackburn with Darwen Council follows the building of a nearby estate of 45 three and four-bedroomed house by Wainhomes in School Lane.

The original proposal for this development, approved by councillors on the borough planning committee, generated a petition opposing the scheme signed by dozens of objectors.

A supporting statement for the new 14 home application submitted to planners by a.l.h. design services says: "The site is located to the North of School Lane and is on vacant small holding which fronts onto School Lane, and is an over-burden of overgrown land, and is bounded by Copster Hill Close to the East of the site, and Guide Business Centre to the West and North of the site and and also has a proposed development to the opposite side of School Lane.

"The site is a vacant small holding at present, with a range of dilapidated buildings on it,

"There is a proposed new access off School Lane to the site which will be built to adoptable standards along with a footpath

"The site has generally been used for a number of different uses over its age, although is currently vacant and has been identified as a potential for residential,

"It was decided to make the houses of a traditional two-storey appearance to be more in align with that of the surrounding.

"The proposed houses will be highly insulated, have double glazing , and have some form of sustainable heating system applied in them, which will all contribute to a small carbon footprint.

"The proposed houses are to be constructed of facing brick, and rendered panels, along with tiles, which will be sourced locally.

"The scale and choice of the materials adopts the language of the local vernacular buildings while reinterpreting that language in a simple, understated modern style.

"The proposal responds positively to the context of the site and is sympathetic to the immediate surrounding buildings."
