A TOTAL of 100 jobs could be created if a new business park is given the go-ahead.

Applicant Group First Limited has re-submitted plans to Ribble Valley borough Council to build an 18-unit park on land adjacent to Time Technology Park in Blackburn Road.

A similar plan was sent to the authority in 2015 for consideration but withdrawn last year before a final decision could be made.

The new proposal includes space for more than 100 cars.

The building would occupy an area roughly the size of a football ground on top of a redundant car-parking area, with access via an existing private road and direct entry from Burnley Road.

In a letter to the council the applicant said: "The new structure is to be of a high performance wall and roof construction with a very high thermal efficiency, exceeding the current building regulations requirements.

"We believe that the structure will be highly energy efficient and cost effective.

"We feel that the new business park will upgrade and complement the existing street scene and the existing business facilities adjacent.

"The general appearance will be of a prestigious business park."

The company owns several business parks across the UK, with one in Padiham, Blackburn and Burnley.

When the original application was discussed by Simonstone Park Council, concerns were raised about parking restricting manoeuvrability within the development site and over the access and egress to the site from Blackburn Road.

Councillors said it would 'have a serious impact on the highway congestion especially at peak periods'.

Burnley Council raised no objections to the proposed development.

Ribble Valley Borough Council is expected to make a final decision on the new plan by the end of the year.
