THE National Association of Estate Agents urged home movers to research every aspect of a property before buying.

Issues such as cost, noise, transport links and local schools can affect the value and suitability of a particular home, but are often not considered until the purchaser actually moves in, by which time it is too late.

The local council can advise you on some running costs, such as which council tax band the property falls into.

If you have to use public transport, check timetables and prices first.

Noise pollution is rarely noticed when viewing a property but can be seriously disruptive when you are living with it. Check noise levels in the property at different times in the day.

If you have young children, you need to research which school catchment area you fall into, as these are often very strict and can vary from one end of a road to the other.

Many things concerning the property itself can get forgotten. If there is a garden, check which way it faces and how much sunlight you will receive.

Check how new the boiler is and whether it has been regularly serviced as a new one can be costly. Also, look into the wiring as the rewiring of an average home can cost around £2,000.
