A DEVELOPER has made a second bid to build a convenience store near a motorway junction.

Liverpool-based Mo Memon’s original outline planning application for the retail outlet on vacant land of Riversway Drive, Lower Darwen, was turned down over parking worries. Now he has increased the number of spaces for vehicles to 31, 15 in a basement. Two will be for disabled customers.

The undeveloped land is near the M65 Junction 4 for Darwen and the Premier Inn. The new store will have 460 square metres of floor space and new entry road.

A supporting statement submitted to Blackburn with Darwen Council includes: “The site lies in a location designated for business and industrial development. and has the potential to offer businesses in the area a sustainable location to serve local convenience shopping needs.

“The proposal has been amended following the previous planning refusal to address concerns raised by the council in terms of the level of parking provision.”

The statement adds: “The height and scale of the building is one of a single storey retail unit at the site frontage with a maximum height of 4.5 metres and a two storey building to the rear of maximum eight metres high.
