The occupants of a flat in Clayton-le-Woods, near Chorley, escaped uninjured following a fire at the property.
An electrical fault is believed to have caused the fire at the flat in Greenwood at 11.50pm last night.
As two fire engines from Bamber Bridge and one from Leyland arrived on the scene thick smoke was billowing from the well lit building.
Adjacent flats were also affected by the smoke and fire crews had to lead three neighbours to safety.
The occupupants, who were at home at the time of the fire, managed to escape the property and were treated for the effects of smoke inhalation by paramedics.
The cause of the fire is under investigation but is thought to have started from an electrical fault.
