Homeowners looking to sell a property which features solar panels are being given some top tips to make sure the process goes smoothly.

Sarah Barnes, head of the Residential Property team at regional law firm Napthens, reports that the installation of solar panels has increased in recent years with householders tempted by free electricity or even an income generated by selling electricity to energy companies.

Last year it was revealed a milestone was passed when the sun provided more electricity in the UK from solar panels than coal power stations.

Sarah warns that when selling a property with solar panels installed it is necessary to obtain information – for a prospective buyer, solicitors and mortgage lenders.

For instance, an estate agent should ask the sellers whether the panels are owned outright or leased, and whether they are wall-mounted or standalone.

Sarah added: “The buyer’s solicitors may also require information including details of the lease, if the panels are not owned outright, and details of any planning and building regulations consents that have been required.

“It will be important to confirm that any requirements from the seller’s mortgage lender were complied with, and how the panels are insured.

“Finally, the mortgage lender themselves will have their own requirements, such as removal of the panels if they are adversely affecting the sale of a property. Sometimes the terms agreed in respect of solar panels are not acceptable to lenders, and will cause an issue when trying to obtain a mortgage.

“There may also be an impact on house prices. Currently valuers are waiting for the housing market to demonstrate whether buyers will agree to pay more for properties with solar panels, due to the energy cost savings.

“There are always factors to consider, such as the cost of maintenance or of terminating a lease, that will need to be dealt with during a property purchase.

“Due to the complications solar panels can bring to a property transaction, always ensure to get legal advice early on so any issues can be dealt with swiftly.”
